Bella Vista Rd – 2022 Design

On this steep and narrow bush section the 2-storey house had to step down to follow the contours of the land to comply with Height to Boundary regulations, which informed the design of the house.

The original design from 2008 for a previous owner was revised in 2022 to a more contemporary design to suit the new owners.

The Lower Floor area was increased to upgrade from 2 to 3 bedrooms and to allow for a second bathroom and a small laundry. A covered deck allows access into the garden from the lower floor.

The Upper Floor area was also slightly increased in size, decks also provide access to the land.

The dense vegetation along both side boundaries reduces the amount of sunlight coming into the house.

Clearstory windows on the North Elevation towards the road allow light, privacy and ventilation, and together with the skylights provide sunlight into the living space.

The South Elevation on both floors features generously sized joinery.

From the Upper floor Living-Kitchen-Dining area a sea view can be enjoyed over the regenerating bush of the adjacent Whakanewha Regional Park, which can be directly accessed from the bottom of the section for a short walk to the beach.

The lower floor bedrooms enjoy the experience of being ‘right in the bush’.

The walls are clad in vertical weatherboard, Abodo Cladding ‘Tundra – in Sioo:x Finish, weathered down to grey, including the entry door.

Matching timber weatherboards are used as a screen over the membrane roof of the upper floor.

The membrane deck is covered by timber decking, which seamlessly connects to the decking of the timber decks on the East & North side of the house.

A timber parking Platform creates parking space on the narrow gravel road and features the same timber weatherboard cladding on the balustrade.
